Overview

General estimated scope includes…Remove existing roof coverings and skylights. Allow for replacement of damaged framing and any existing insulation. Install new roof coverings and skylights. The current pitch of the roof is shallow and there is limited upstand available to increase falls without impacting on the adjacent timber casement windows. Consideration could be given to replacing the metal roof with a membrane or increasing the pitch and replacing the windows with new. Make good interior linings and finishes as necessary. Remove and replace box gutters and downpipes and replace with new. Overlaying or replacing the copper lined gutter with a membrane and installing new dropper outlets will negate the galvanic reaction currently occurring on the lower roofs. The lower ends of the main roof covering will need to be lifted to allow a new membrane to be installed. Some localised corrosion to the bottom edges of the roof sheets can be trimmed of at this time. Consequential works will include repairs to soffit linings and framing around outlet positions. Note: the soffit linings have been confirmed to contain asbestos and may require specialist removal. In isolation and as a temporary solution to extend functional cladding life beyond 5 years, local repairs or patching the timber boards could be possible. Repainting the entire gable wall should also be carried out to ensure ongoing performance. Localised replacement of sunshades where corroding.
