Overview

The project is to alter the roof of A block which is a series of roofs that have been stitched together in a piece meal fashion with varying results. This project confines itself to the problematic area and end of life roofs as contained in the Construction Drawings from KRA.1.2 The problematic areas are:
• Of very poor design consisting of a number of flat roofs with little fall and poorly designed internal gutters with minimal freeboard.
• It is clear that over time numerous changes have been made with little regard to the neighbouring roofs and the flow on effects.
• The roofs are leaking in places particularly around flashing joints and old skylights. Rotting timber is evident around these skylights in places.
Numerous attempts have been made over time to remedy the situation, including putting a second layer of translucent roofing over the problem roof as a fix.
End of life roofs would appear to be the original roofs dating back to when the building was first constructed in 1954, these are in need of a total reclad.
• This project will see the removal of the existing roofs and constructing a simple uneven pitched truss roof over which may include an encapsulated plant deck.
• This will involve significant demolition works of the existing roofs requiring the building to be fully temporary encapsulated over first. Existing services within the ceiling space will need to be removed and reinstated upon completion of the required new ceilings.
• Some areas will require existing ceilings to be protected and maintained, and where possible and safe for the school to retain some functionality.
